  Site Plan

  • street/lane locations
  • distance from deck to all property lines
  • location of the proposed deck and all existing buildings and structures
  • if a hot tub on the deck is proposed, location of the required fencing and gate
  • location of overhead electrical lines if applicable
  • legal description

  Construction Plan

  • type of foundation and location of any stairs
  • deck size and spacing of the beams, posts, and floor joists
  • type of lumber

  Elevations

  • height of deck above ground level
  • height and type of guardrail and handrail

  • distance from garage or accessory structure to all property lines
  • location of the garage or accessory structure and all existing buildings and structures
  • location of overhead electrical lines if applicable
  • legal description
    Note: If scope includes roof mounted solar photovoltaic panels that do not extend past the roof line, the site plan only requires the location and dimension of the solar photovoltaic panels on the roof.

   Building Plans (construction plans and elevations may be required if this is not a standard construction package)

   Professional Designer's Engineer Seal required if the foundation is over 70 m² (753 ft²). 

   Site Plan

  • location of downspouts and sump-pump discharge
  • location of approaches/driveways
  • projections (e.g. eavestroughs, canopies, steps, etc.)
  • vehicle parking area, surfacing material (if no attached garage or detached garage)

   Building Plans

  • building elevations (floor to grade, etc.)
  • floor plans for each building level with framing, dimensions and room designations
  • foundation plan
  • cross section with construction details

Note: Engineered beams, floor systems, and/or foundation designs shall be submitted under the seal of an engineer.

   Dwellings with more than five bedrooms on the entire dwelling unit - Residential Ventilation Record confirming the ventilation system design to be in accordance with CAN/CSA F326-M, or engineered mechanical drawings.

Note: All dwellings must meet heating season ventilation requirements as per the Manitoba Building Code.
